Preparing your property for the market, or just wanting to boost the potential of your home? There are lots of ways that you can invest in expanding, improving and making the best use of the space. Here are some excellent ways to increase the value of your home.

Create off-street parking
If you’ve got a big enough front garden then changing it into a drive or parking space is a quick way to enhance the value of your property, as off-road parking is important to most home buyers. Some people might even be put-off if you don’t have parking. If that isn’t a good enough reason, it’ll increase the value of your property up to £50,000 in some areas!

Repurpose your garage
If you’re fortunate to have both a garage and off road parking, why not convert your garage into a living space? An enormous amount of garages across the country remain empty, while cars sit in the driveway. An unused garage provides an excellent opportunity to add value. Creating a living space or workshop gives a unique spin on your property.

Invest in a studio
Ideal for those with a bit of extra garden space, bring the outdoors in with a glass conservatory. These types of extensions are perfect for summer evenings with friends and family; Orangeries, conservatories and garden rooms can increase the value of your property significantly. They are also an excellent way to bring a bit of extra light into your property, giving your home an airy feel.

Give your kitchen some TLC
Possibly the main selling point in any home is the kitchen. Potential buyers may be put off and not make an offer on a property due to an outdated kitchen; we spend so much of our time, cooking, entertaining and eating in the kitchen it’s no wonder we are quick to judge a house based on one room. Buyers will see an outdated kitchen as something that's expensive to fix, but you can make a dramatic difference to how it looks without spending much. Changing cupboard doors (rather than replacing the entire units) or even painting them and replacing the handles will give it an instant lift. A fresh coat of paint and a declutter, and that could be enough to convince potential buyers.

Convert your attic
Do you have an empty loft space, with nothing more than a Christmas tree stuffed up there? So many homes have wasted attic space, which is perfect for converting into a great storage area. You may be surprised with the amount of unused space in your loft, and you may be able to create another room. Depending on your type of home, you can call in a professional to see what your options are.

Adding another bathroom
Bathrooms in homes are getting bigger and better. Today it’s pretty standard to have at least two bathrooms in your home. If you’re on a budget, it’s possible to buy modern bathrooms suites from  as little as £200. Granted, you’ll need to roll up your sleeves and do a bit of tiling and additional DIY, but it's an excellent way to add value to your property without spending too much money.
